Condado is a chic, cosmopolitan neighborhood in San Juan that has long been synonymous with exclusivity, earning its nickname as the “Manhattan of Puerto Rico". Condado is small — spanning about 200 acres, with a population of approximately 6,000 residents. The neighborhood combines city living with a beachfront lifestyle and is popular for its nightlife and its easily walkable, tree-lined streets. Most of the housing in Condado is made up of condos built in the 1980s and 1990s, though some single-family houses from the 1940s and 1950s remain. Originally a suburb of Old San Juan, Condado quickly grew as wealthy developers built in the area. Ashford Avenue, aka the “Fifth Avenue” of San Juan, is the main commercial strip, home to luxury boutiques and two neighborhood landmarks: the Condado Vanderbilt Hotel, built in 1919, and the La Concha Resort, built in 1958.
6,212 people live in Condado, where the median age is 55 and the average individual income is $59,728. Data provided by the U.S. Census Bureau.
